The real estate market in Chuncheon, Gangwon Province, is showing signs of recovery, with growing interest in newly built brand-name apartments. Apartment sale prices have risen for four consecutive months, and premium transactions centered on major new complexes are helping lift overall market sentiment.
According to the Korea Real Estate Board, Chuncheon's apartment sale price index stood at 100.59 as of April, up 0.2 percent from the previous month's reading of 100.39. The index has climbed every month since January — four consecutive months of gains. It is the first time the index has exceeded 100 since September 2022.
The cumulative increase from January through April came to 0.59 percent, outpacing the average gain for provincial areas (0.15 percent) and the five major regional metropolitan cities (0.05 percent) over the same period. Unsold units are also declining: as of March, Chuncheon had 166 unsold apartments, down roughly 30 percent from the same period a year earlier.
Price gains are most visible in newly built brand-name complexes. According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, an 84-square-meter unit at Chuncheon Central Park Prugio in Onui-dong changed hands in April for 670 million won (about $441,000), roughly 55 million won above its January transaction price. A 59-square-meter unit at Chuncheon Lotte Castle Winner Class in Yaksa-dong sold in March for 465 million won, setting a record high for the complex.
An 84-square-meter unit at Chuncheon Lake City iPark in Samcheon-dong, set for move-in in August, has also recently traded above its pre-sale price, indicating a premium has formed.
Industry watchers expect a coming supply reduction to further support the market. According to Real Estate R114, a total of 2,909 units are scheduled for move-in in Chuncheon from 2026 through 2028 — about 61 percent of the supply delivered in the preceding three years (2023–2025). Apartment permit approvals in Gangwon Province are also trending downward, suggesting supply pressure will remain limited.
"Chuncheon is seeing continued expansion of its transportation network and improvements to lifestyle infrastructure, and the combination of declining supply and shrinking unsold inventory is driving the market recovery," an industry official said. "Preference for newly built brand-name complexes also remains strong."
Against this backdrop, HDC Hyundai Development Company plans to launch Chuncheon Riverview iPark in July in the Janghak-ri area of Dong-myeon, Chuncheon, Gangwon Special Self-Governing Province.
The complex will comprise two buildings rising up to 27 above-ground floors over two below-ground levels, with a total of 262 units, mostly small-to-mid-sized layouts that tend to attract strong buyer demand.
On the education front, Janghak Elementary School and Gangwon Middle and High School are within walking distance, while Hupyeong Middle School, Chuncheon Girls' High School, Hallym Polytechnic University and the Hupyeong-dong hagwon district are also accessible. The complex's location in Dong-myeon also makes residents eligible for the special rural admissions track at universities.
Lifestyle amenities nearby include MS Mart, Hanaro Mart, the Hupyeong-dong commercial district and Chuncheon Sacred Heart Hospital. Natural surroundings are equally close — the Mancheon Stream walking trail, the Soyang River, Gubongsan, Neoul Forest Park and Son Heung-min Sports Park are all in the vicinity.
Transportation access is also favorable. The complex offers convenient connections to Chuncheon Sunhwanno and Chuncheon-ro, and the Dong-myeon interchange linking to the Jungang Expressway's Chuncheon IC is easily reachable. A bridge connecting the complex to Mancheon-ro is planned, which is expected to improve access further.
Major industrial and administrative facilities are also nearby, including Hupyeong General Industrial Complex, NHN Urban High-Tech Industrial Complex, Legoland Korea, the planned Gangwon Province Water Thermal Energy Convergence Cluster and an administrative complex town.
The Chuncheon Riverview iPark model house is set to open near the Jackson Ninths Hotel in Geunhwa-dong, Chuncheon.
