Transit-oriented site near Namyeong and Sookmyung Women's University stations wins conditional approval; three 42-story residential towers and one office building planned along Hangang-daero
The Yongsan-gu district office announced Monday that the Namyeong Business District Zone 2 urban redevelopment project has cleared a comprehensive review by the Seoul Metropolitan Government.
An integrated review covering eight areas — urban improvement planning, architecture, landscape, education, transportation, fire safety, disaster prevention and the environment — was conditionally approved for the project at 92 Garwol-dong. The decision came at the 11th session of the Seoul Metropolitan Government's Urban Improvement Project Integrated Review Committee, held June 4.
The site sits in a transit-oriented area adjacent to Namyeong Station on subway Line 1 and Sookmyung Women's University Station on Line 4, along Hangang-daero — a key corridor in Yongsan's broader metropolitan center. Despite its prime location, the area has long been flagged for urban renewal due to a concentration of aging buildings.
The project advanced through designation as an improvement zone and approval of an improvement plan in 2022, followed by authorization of a residents' association in 2023. Conditions improved further last year when the Seoul Metropolitan Government announced a policy raising the standard building height limit under its 2030 Seoul Metropolitan City Urban and Residential Environment Improvement Master Plan.
With the review cleared, the site will accommodate three residential towers rising from eight basement levels to a maximum of 42 above-ground floors, along with a 35-story office building. The maximum building height has been raised from 120 meters to 150 meters, and the residential ratio expanded from 57.5 percent to 68.8 percent.
The complex will supply a total of 657 units, including 35 mandatory rental units and 45 public rental units. Retail and fitness facilities will occupy the first basement level through the first above-ground floor, making the development a mixed-use complex combining residential, office and commercial functions.
Through public land contributions, the project will also add roughly 15,000 square meters of public rental office space and an approximately 5,700-square-meter Namyeong multipurpose civic building. The additions are expected to strengthen public services in the area and expand the site's role as a business hub.
"We will spare no administrative support so that residents who have long called this neighborhood home can carry the project forward with stability," Yongsan-gu District Chief Park Hee-young said.
